Directions
  • Please exit the M6 at junction 40 onto the A66 heading West towards Keswick.
  • At the first roundabout turn left onto the A592 towards Ullswater.
  • Continue for 4 miles to the junction with the A592 and turn right. Travel along this road for 2-3 miles passing the Brackenrigg Inn and continue to the signpost for Watermillock Church and Longthwaite.
  • Turn right and High House Farm is 3/4 mile on the right, just after the Ullswater caravan park. Over two cattle grids and you’re there.
  • The Bothy is the first property on the left.
  • The Byre is the 2nd cottage on the left after the Bothy.
  • The Stable Yard is past the Bothy and the Byre and continue round to the rear of the courtyard through the wooden gate.
  • If you are arriving late please bring a torch.
Terms
  • Booking Terms & Conditions - All persons booking must be over 18 years and agree to the following terms.

  • Payment - A non-refundable deposit of £100 with each booking. The balance of the cost of your holiday will be due 8 weeks prior to the commencement of your stay. The full amount is payable if less than 8 weeks between booking and holiday. Payments accepted by Cheque or BACs (Please enquire for Bank Details for On Line banking).

  • Cancellation and Insurance - If once you have paid a deposit you have to cancel your holiday, please let us know in writing as soon as possible. The initial £100 deposit is non-refundable. If you have to cancel once you have paid the full cost will do our utmost re-let the accommodation in which case you will be returned the balance owing, less 10% to cover administration costs. In the event that the accommodation cannot be re-let the full amount is payable.

  • We strongly advise that you take out a cancellation insurance for your holiday.

  • In the unlikely event for reasons beyond our control we were forced to cancel your holiday then we would refund all monies paid for your holiday. Our liability to you would not extend beyond this refund.

  • Damages & Breakages - You are responsible for any damages or breakages you or your pets cause to the cottage and its contents. In the unfortunate event of any loss or damage, please report this before leaving. We reserve the right to charge in full for any such costs incurred.

  • Property - Personal property is your own responsibility.  Vehicles and contents are left at your own risk. Although we do provide ample off road parking in a quiet setting.

  • Terms of Stay - The contract is legally binding and is for the only purpose of holiday let. The term of the duration of your stay is solely on the agreed terms of your booking.

Pet Rules

We welcome your pets to stay here, however please respect these few simple requests:

  • You are welcome to walk your dogs around the field surrounding the property but we do ask that: 
    Dogs MUST be kept on a lead around the farm unless you are certain they are OK with chickens, sheep, cats and other dogs.
  • Pets are accepted on the understanding no sign of your pet is evident at the time of your departure either inside or outside the cottage.
  • Pets are strictly not allowed in the bedroom and the bathroom or on the furniture and must not be left in the property unless prior arrangements have been made with me.
  • A poopa scoopa is provided outside your door.
  • Locally almost all  pubs, café’s and hotels are dog friendly. 
  • In this remote location and throughout the Lake District National Park. there are no litter pickers and bins are scarce. Please, please, please do not leave your litter.
  • Sadly, on many occasions on our walks, we have been shocked by the amount of litter that has been left and poo bags hung on trees, gates, fences etc. Poo decomposes, plastic does not.
